Sales were down by 15% in March 2022 compared to the previous year

The Greater Moncton REALTORS® du Grand Moncton MLS® system keeps track of all the sales reported through the years as well as maintain a data base known as the Home Price Index to help analyse and understand the local real estate market.

A total of 450 real properties were sold during the month of March in the south-east region of N.B.  This represents a 15% decrease compared to the same period last year.  So far this year, a total of 1,034 properties have been reported sold at the MLS Board, a 12% decrease in the number of sold properties; but more significantly is an 12% increase in total property dollar value for the same month.

The area continues to see a more than usual limited number of active properties for sale, there were 1,297 properties for sale at the end of March 2022.  However, a total of 586 new listings were recorded at the MLS® Board in March which represent a 20% decrease compared to the same period the previous year.

The list to sale ratio for the month of March was at 74%, down 9 points compared to the previous year, which still constitutes a market highly favoring to the sellers.

 

LES VENTES ONT DIMINUÉES DE 15% EN MARS 2022 COMPARÉ À L’ANNEE PRECEDENTE

Un total de 450 propriétés ont été vendues au cours du mois de mars dans la région sud-est du N.B.  Cela représente une baisse de 15% par rapport à la même période l’an dernier.  Jusqu’à date cette année, un total de 1,034 propriétés ont été rapportées vendues au système MLS®, ce qui représente une baisse de 12% du nombre de propriétés vendues, mais plus significative est une augmentation de 12% de la valeur totale de ces biens immobiliers vendus durant ce même mois.

La région continue de voir un nombre plus restreint de propriétés actives en vente; il y avait 1,297 propriétés à vendre à la fin du mois de mars 2022.  Par contre, un total de 586 nouvelles inscriptions ont été enregistrées au système MLS® en mars, ce qui représente une diminution de 20% comparativement à la même période l’an dernier.

Le rapport nouvelles inscriptions / ventes pour le mois de mars était de 74%, une baisse de 9 points comparativement à la même période l’an dernier, ce qui représente un marché encore très favorable aux propriétaires vendeurs de notre région.
